Terms and Conditions
DwellCite helps organize home-project information, prepare project applications and connect residents with participating contractors. Residents choose their contractors and remain responsible for obtaining the approvals their work requires.
1. Operator and scope
These Terms and Conditions govern the DwellCite website and services operated by Brandon Combs, operating as DwellCite ("DwellCite," "we," "us"). They cover resident, contractor and association-management features that refer to these terms.
By accepting these terms when presented with the service, you agree to follow them. Our Privacy Policy explains how we handle information. Acceptance of these terms is separate from optional consent to receive SMS. If you cannot agree to these terms, do not create an account or submit project information.
2. Accounts and authority
You must be at least 18 and have authority to act for the property, household, contractor or association you represent. Provide accurate information, maintain control of your account and promptly report suspected misuse. A resident, contractor or association account does not confer administrative privileges or access to another user's projects.
Keep invitations and account credentials private. An invitation authorizes only the access identified in the invitation and the service's permissions. Do not accept an invitation intended for someone else, impersonate another person or use a shared device in a way that exposes another user's data.
3. Application preparation and approvals
DwellCite provides information and preparation tools. It is not an approving organization, permitting authority, surveyor, architect, engineer or legal adviser. Guidance, automated suggestions, public records, aerial images and generated sketches may be incomplete or outdated. A draft location plan is not a survey or a certified, scaled site plan.
Review your entries, source documents and attachments. Confirm boundaries, easements, setbacks, measurements and other technical requirements with the appropriate records or professionals. Resolve missing information before relying on an application package. Where AI helps prepare draft rules, those drafts require human review.
Generating, saving or downloading a package does not submit it or establish project approval. Follow the applicable official process, pay any applicable fees directly as instructed, and obtain required written approvals and permits before starting work. A status entered by a resident or contractor is not independent verification of a decision.
4. Professional assistance and contractor participation
A resident may request professional assistance and expressly authorize DwellCite to share relevant contact, property and project details with participating contractors. Multiple contractors may receive a request. The resident decides whether to engage anyone and negotiates the scope, price, schedule and contract directly with the chosen provider.
Contractors may pay participation or referral fees to DwellCite. Participation arrangements can affect which eligible contractor receives a request. Payment does not itself establish licensing, competence, insurance, availability or a recommendation to hire. Review the information supporting any stated verification and independently confirm current qualifications and coverage.
DwellCite is not a party to the resident's construction or installation contract. We do not guarantee contractor responses, quotes, work quality, project completion, project approval or a successful commercial outcome. Any contractor fees owed to DwellCite must be set out in a separate agreement; these terms do not set a price, create a subscription charge or authorize an automatic payment.
Contractors must use resident request information only to respond to and assist with that request, safeguard it, and not resell it or add the resident to unrelated promotional lists. A resident's consent to DwellCite messages does not authorize a contractor's separate SMS campaign. Contractors are responsible for any permissions their own communications require.
5. Application invitations and access
Receiving a service-request notification does not require a DwellCite account and does not grant access to an application or its files. To help complete an application, the contractor must receive a separate resident invitation and create or sign into a contractor account. The resident can revoke access through available controls.
Authorized contractors may assist within the invited project's permissions. The resident and contractor should agree who reviews, signs and submits the application and who pays any application or permit fees. Do not represent yourself as the resident or accept third-party terms without authority. Revocation restricts future access in DwellCite but cannot recall copies previously sent or downloaded.
6. DwellCite Project Assistance — SMS terms
Program: Optional DwellCite texts to participating contractors about resident-requested assistance and private application invitations, and to residents about relevant project activity. Messages may contain project links and contact details a resident authorized us to share.
Enrollment: Give your own mobile number and affirmatively select the separate, optional SMS consent checkbox in the applicable resident workflow or contractor intake form. It is unchecked by default. SMS consent is not a condition of creating an account, requesting assistance, purchasing services or accepting the general agreement. Email remains available. A contractor's initial invitation uses email if SMS consent has not been obtained.
Frequency and charges: Message frequency varies based on service requests and project activity. Message and data rates may apply. Your carrier's plan determines any messaging or data charges.
STOP: Reply STOP to unsubscribe. We may send a final acknowledgment; program messages then stop unless you deliberately enroll again. HELP: Reply HELP for assistance or contact support@dwellcite.com. Reply START to resume this program after opting out. Enrollment and resumption confirmations identify DwellCite and explain frequency, rates and cancellation.
Your number: Use a number you are authorized to enroll. Notify us if it changes or you give it up. Do not enroll another person's number. SMS opt-out affects texts; it does not itself cancel the underlying project, account, agreement or application invitation.
Delivery: Carriers are not liable for delayed or undelivered messages. Message arrival is not guaranteed; review your account for important project information. Do not use this program for emergencies.
Privacy: Mobile numbers and SMS opt-in/consent information are not sold, rented or shared with third parties or affiliates for their independent marketing or promotions. DwellCite consent is not transferred to contractors. Resident-authorized project sharing and limited processing by delivery providers are explained in the Privacy Policy.
7. Your content and acceptable use
You retain rights you hold in content you submit. You give DwellCite permission to store, process, display and transmit it as reasonably needed to provide the service, including sharing you authorize. Only upload content you have permission to use and share. Do not submit malicious files, infringing material, deceptive information or sensitive personal data unrelated to the project.
Do not bypass access controls, scrape private information, misuse invitations, interfere with the service, send unsolicited messages through it or use resident data for unrelated solicitation. DwellCite may limit access to address misuse, security risks or legal obligations.
8. Ending access and deleting projects
You may stop using DwellCite and use available project-deletion or revocation controls. Deleting an eligible unfinished project removes active project content as described in the interface and Privacy Policy. It does not cancel an application already submitted to a reviewing organization, erase another recipient's copy or necessarily remove retained account, consent, audit or legal records. Contact support for broader account requests.
9. Availability and responsibility
Features may change or be temporarily unavailable. Review and retain important project records. To the extent permitted by applicable law, DwellCite does not promise uninterrupted service, error-free public data, contractor performance or any particular approval result. You remain responsible for decisions about your property and for your agreements with independent providers.
Nothing in these terms excludes rights or responsibilities that applicable law does not permit to be excluded.
10. Changes and support
We will identify updated terms with a revised effective date and provide appropriate notice for material changes. Changes do not create SMS consent or automatically authorize new charges. Contact support@dwellcite.com with service, privacy or messaging questions.
