Privacy Policy
This policy explains how DwellCite handles account, property, project and messaging information. Requesting professional assistance and choosing to receive DwellCite texts are separate choices.
1. Who operates DwellCite
DwellCite is operated by Brandon Combs, operating as DwellCite ("DwellCite," "we," "us"). This policy covers dwellcite.com and the resident, contractor, association-manager and administrative services that link to it. DwellCite helps residents prepare home-project applications and permits and connect with participating contractors.
For privacy questions or requests, contact support@dwellcite.com.
2. Information we collect
- Account and contact information: name, email address, phone number when provided, account identifiers, authentication information and your resident, contractor or association role.
- Property and project information: selected addresses, community relationships and local jurisdictions, public parcel/property records, project type, answers, measurements, materials, notes, plans, photographs, uploaded documents, application packages and saved progress.
- Contractor information: business and contact details, service categories and areas, license information, review notes, participation status and agreed commercial terms.
- Sharing and communication records: assistance requests, contractor matching and invitations, acceptance or decline activity, communications we send or receive, delivery results, support correspondence and records of consent or withdrawal.
- Technical information: information used to deliver and protect the service, such as browser/device details, IP addresses, session identifiers, request and error logs, and timestamps. The specific records depend on the enabled hosting and service providers.
We receive information from you, people you authorize, association representatives, participating contractors, public records and service providers. Public property records can be incomplete or outdated. When you choose to check an address outside our imported records, the address is sent to the U.S. Census Bureau geocoding service to identify its location and public jurisdictions. No account contact details or project documents are sent with that lookup. Avoid uploading financial account numbers, government identification numbers, health information or other sensitive information unrelated to the project.
3. How we use information
We use information to authenticate users, maintain accounts, associate a property with relevant guidance, save and prepare applications, provide requested contractor assistance, manage permissions, send authorized communications, respond to support requests, maintain operational records and protect the service. We also use it to investigate errors or misuse, administer agreed contractor participation and meet applicable legal obligations.
Property and project suggestions assist your review; they do not independently establish property boundaries, easements, setbacks, permit eligibility or project approval. Where an authorized association user enables document extraction, source text they submit may be processed by an AI service to produce draft rule suggestions for human review. Do not submit unrelated personal information for that extraction.
4. Resident-directed sharing and service providers
When you request professional assistance
When a resident expressly requests professional assistance and authorizes sharing, we provide relevant participating contractors with the resident's first name, contact email/phone, property address, project type and association information needed to respond. More than one contractor may receive a request under the matching process. Participating contractors may pay DwellCite referral or participation fees. This resident-requested sharing is part of the service; it is not permission to reuse the information for unrelated promotional lists.
The recipient contractor is responsible for its own communications and privacy practices. DwellCite requires participating contractors to use request information to respond to that request, protect it, and obtain any separate permission needed for their own messaging. Sharing a project request does not transfer the resident's consent to receive DwellCite SMS.
When you invite a contractor into an application
A service-request notification does not itself grant application access. When the resident sends a separate application invitation and it is accepted by an authenticated contractor, that contractor can access the invited project's information and files needed to assist with the application. Access is scoped to the invitation. Revocation limits further access through DwellCite; it cannot erase copies already lawfully sent, viewed or downloaded.
Other operational disclosures
Authorized personnel and service providers process information as needed to operate, secure and support DwellCite. Providers may include account/database services, website hosting, email delivery, SMS delivery and enabled document-extraction services. Providers are to be restricted to the authorized service purpose, not independent marketing. If you choose to send or upload an application to an association, government agency or another external service, that recipient handles its copy under its own practices. We may also disclose information where legally required or reasonably necessary to address fraud, security incidents or legal claims.
5. SMS privacy and your choices
We do not sell, rent or share mobile numbers or SMS opt-in/consent information with third parties or affiliates for their marketing or promotional purposes. DwellCite SMS consent is not transferable to contractors or other businesses. Consent records are not included in contractor referrals or sold with project information. Necessary messaging providers may process limited information to deliver our program and honor opt-outs, without an independent marketing right.
Residents' separate, express instructions to share a callback number for a requested project are described in Section 4. That choice does not authorize unrelated promotions or enroll anyone in another sender's text program.
The DwellCite Project Assistance messaging program covers resident-requested contractor assistance, private application invitations and relevant project updates. SMS is optional. A separate, unchecked consent choice is provided for the recipient's own number. Accepting general terms, providing a phone number, joining the contractor directory or authorizing a referral is not, by itself, SMS consent. Email remains available if you decline texts.
Message frequency varies based on service requests and project activity. Message and data rates may apply.
Reply STOP to opt out. After an opt-out acknowledgment, program texts stop unless you deliberately enroll again. Reply HELP for help or contact support@dwellcite.com. START is used to resume this program after opting out. Tell us if you change or relinquish your mobile number. Opting out of SMS does not itself close your account, cancel a project or withdraw a separate application invitation. See the SMS program terms.
6. Cookies and browser storage
DwellCite uses cookies and browser storage for functions such as sign-in sessions, maintaining an invitation through authentication and retaining relevant on-device workflow state. Disabling these technologies may affect those features. Browser controls can clear local data; that does not automatically delete server-side records. On a shared device, sign out and avoid leaving downloaded project files accessible to others.
7. Retention, deletion and security
We retain information for the purposes described here, considering the status of your account/project, applicable legal obligations, security, dispute handling and consent/opt-out records. We do not promise a fixed deletion period in this policy. Access to retained information is limited to appropriate operational purposes, and information that no longer needs to be retained should be deleted or de-identified.
Deleting an eligible unfinished project removes its active draft, associated uploads and saved packages and ends related in-app access. It does not necessarily delete account details, shared property facts, historical operational/audit records, backup copies or documents already sent to others. Projects with a recorded application submission may be protected from ordinary project deletion. Contact us for broader account or privacy requests.
We use access controls and other administrative and technical measures appropriate to the information handled. No website, messaging network or storage system can guarantee absolute security. Protect your account and invitation links; notify us of suspected unauthorized access.
8. Your requests and external services
You can update available account/project fields, manage relevant sharing choices, use supported project-deletion controls and contact us about access, correction or deletion of your information. We may verify your identity or authority before acting. We handle requests as required by applicable law and explain limitations where records must be retained. Available legal rights depend on your location and the law that applies.
We do not control independent application portals, public-record websites, contractors or other sites you choose to visit. Review their policies before providing information. This service is intended for adults managing home projects and professional services, not for children under 13. Contact us if you believe a child has supplied personal information.
9. Changes and contact
We will update the effective date when this policy changes and provide additional notice when appropriate. Material changes to data use or the messaging program will be handled with any consent required by law. Questions: support@dwellcite.com.
